Durand real estate:
Hamilton's finest streets

Leafy, historic, and close to everything. Durand is Hamilton's most established neighbourhood and remains one of the city's most sought-after addresses.

The character of Durand

Durand sits in Hamilton's lower city, south of King Street West and bordered by the Mountain access roads to the south. It's the neighbourhood that Hamilton residents point to when they want to show visitors what the city actually looks like at its best. Mature tree canopy, Victorian and Edwardian detached homes, wide lots, and streets that feel unhurried despite being minutes from the downtown core.

The housing stock is predominantly brick detached homes built between the 1880s and 1930s. Many have been renovated to varying degrees, and the quality of these renovations varies considerably. Original woodwork, plaster ceilings, and working fireplaces are common in the better-maintained homes. Lot sizes tend to be more generous than what you'd find in equivalent Toronto neighbourhoods like Cabbagetown or Roncesvalles.

The neighbourhood is named after the Durand family, one of Hamilton's early prominent families, and this sense of established history shows in the streetscape. Several of Hamilton's significant institutional buildings sit at its edges: St. Joseph's Healthcare Hamilton is close by, and the escarpment access roads provide views back over the lower city on clear days.

Who lives in Durand? Mostly established professionals, academics, and families who've been in Hamilton long enough to know that this is where they want to be. There's also a steady flow of Toronto buyers who've done their research and landed here specifically, drawn by the combination of character housing and price points that would be impossible in comparable Toronto neighbourhoods.

What you'd pay

Durand sits at the upper end of Hamilton's lower city price range. Detached Victorians in good condition have been trading in ranges that reflect both the housing quality and the neighbourhood's desirability. $578,533 average sold price (Zolo.ca). Semi-detached homes and the occasional row house are available at lower entry points. The best streets in Durand are Herkimer Street, Charlton Avenue East, and the numbered streets running south off King.

Relative to Toronto, even Durand's premium pricing represents a significant step down. A Victorian home with original features that would list at $2M or more in Roncesvalles or Cabbagetown can be found in Durand at a fraction of that price.
